Alef Group, the Sharjah-based real estate developer shaping modern, integrated communities and destinations, has announced the complete sell-out of all 2,683 homes across the five residential towers at Linar, its AED 4 billion waterfront development in Al Mamzar, Sharjah.

The project has sold out after all units in the final two towers were sold as part of Phase 2, following strong demand for the first three towers. Alef has confirmed that construction is scheduled to commence this year.

Demand has come from a broad buyer base spanning the domestic market, international business owners and executives, and overseas investors. The diversity of buyers reflects Linar’s appeal across different market segments, and also reinforces Sharjah’s growing position as a destination for high-quality living and long-term real estate investment.

Buyer expectations extend beyond the individual home

Linar’s sales performance reflects a wider shift in the way buyers assess residential developments. Location and the specifications of an individual home remain important, but buyers are placing increasing value on how well a development supports everyday life: whether essential needs are brought closer, routine tasks require less effort and the overall environment allows more time for the people and experiences that matter.

Positioned at the eastern edge of Al Mamzar Beach, Linar brings direct waterfront living together with health, wellness and fitness amenities, co-working spaces, restaurants and cafés, landscaped gardens, social areas and children’s play spaces. By placing these different aspects of daily life within one connected environment, the development is designed to make residents’ routines simpler and more fluid. Residents will enjoy UAE’s quintessential highrise living at the Sky Social Floor, situated on the 47th floor of the fifth tower. Flanked by panoramic views of the city’s skyline and the beach, the space has been designed by Alef to offer relaxation and connection in a stylish, modern setting.

The towers will be connected directly to the beach by a pedestrian bridge. The development will also include retail and service offerings, alongside a dedicated delivery and parcel management centre designed to reduce the time and effort associated with everyday logistics.

Linar is expected to benefit from Sharjah’s ongoing efforts to develop the emirate’s road network and improve traffic flow. His Highness Sheikh Dr Sultan bin Mohammed Al Qasimi, Supreme Council Member and Ruler of Sharjah, recently ordered an AED 750 million programme to build and upgrade road corridors linking Sharjah directly with Dubai. The project is expected to strengthen Linar’s connectivity to major roads and improve access from across both emirates.

Linar stands to benefit from Sharjah’s expanding infrastructure, as His Highness Sheikh Dr Sultan bin Mohammed Al Qasimi, Supreme Council Member and Ruler of Sharjah, recently announced AED 750 million in road development projects linking Sharjah and Dubai. These improvements will ease residents’ journeys and enhance Linar’s access to growing transport networks and nearby airports.

Sales success reflects Sharjah’s expanding real estate market

Linar’s complete residential sell-out comes amid continued growth in Sharjah’s real estate sector. According to reports issued by the Sharjah Real Estate Registration Department, the emirate recorded approximately AED 29.5 billion in real estate trading value during the first half of 2026, representing year-on-year growth of 9.3%. Residential properties accounted for 82.2% of all sales transactions, while investors from 121 nationalities participated in the market.

Momentum continued in July, when Sharjah recorded AED 7 billion in real estate transactions, an increase of 61.8% compared with June.

Together, this market performance and the breadth of demand recorded at Linar point to an increasingly deep and diverse real estate market, supported by a growing buyer base and rising expectations surrounding development quality, integrated living and long-term value.

A new waterfront address between Sharjah and Dubai

Spanning approximately 55,000 square metres at the eastern edge of Al Mamzar Beach, Linar features 325 metres of direct waterfront frontage and uninterrupted views across the Arabian Gulf, Sharjah skyline and surrounding cityscape.

The development comprises five residential towers rising between 50 and 55 storeys, alongside a future office and commercial tower with retail and service offerings. Its residential portfolio includes one-, two- and three-bedroom apartments and a limited collection of four-bedroom penthouses. Tower A, which forms part of Phase 1, is expected to begin welcoming residents from 2030 onwards.

Located on Corniche Road and Al Taawun Street, Linar offers direct connectivity to major routes between Sharjah and Dubai. Expo Centre Sharjah and Al Qiyadah Metro Station are approximately five minutes away, while Dubai International Airport is between nine and 15 minutes away and Sharjah International Airport is between 20 and 25 minutes away.

Linar reflects Alef Group’s approach to developing integrated residential, retail, leisure and mixed-use communities grounded in quality planning, human-centric design and an understanding of how people use space. The development further supports Sharjah’s continued growth as a destination for modern living and long-term investment.
