Inside track on one of the fastest property sales: AED 13 million villa sold within 24 hours

Dubai, United Arab Emirates, 10 September, 2026: A six-bedroom villa in Arabian Ranches 1 sold for AED 13 million the day after the buyer’s first Property Finder enquiry – signing the contract in under 24 hours.

Listed on Property Finder since February 2026, an earlier sale for the villa had nearly closed before falling through, as regional uncertainty weighed on buyer sentiment. Months on, with sentiment steadier, a new buyer found the listing and contacted Carly Lewis, Arabian Ranches specialist at Eleven & Co on Friday, 28 August. What followed moved at a pace most high-value deals never manage, driven by an agent both responsive and meticulous: the entire process – first conversation, questions, and negotiation, all ran over the phone and WhatsApp, without the back-and-forth that usually stretches a prime villa sale across weeks. A viewing was arranged the same day, and by Saturday, 29 August, Form F was signed – the standardised sale agreement (MOU) registered with the Dubai Land Department.

It was a meeting of intent and expertise. The buyer knew exactly what he wanted: privacy, space and a community his children could grow up in and had found the villa himself on Property Finder. What turned that certainty into a signed deal in a day was Carly: responsive where it mattered, meticulous on the detail. She didn’t send a brochure; she moved quickly to provide the buyer with the information and support needed to assess the property with confidence. Rather than simply presenting the villa as it stood, Carly helped the buyer visualise its potential, sharing examples of how the same property type could be transformed and connecting him with specialists familiar with renovating homes in the community. Because she had built real trust with the seller, she was also able to hold both sides together and keep the transaction moving efficiently.

The buyer put it plainly: “Finding the right home for your family isn’t something you rush, but when you see it, you know… and the trust we had in Carly, who provided the right information and connected us with the right specialists that helped us properly assess the property, all in all giving us the confidence to make an informed decision and submit an offer so quickly.”

Demand backs up the pace. According to the May–June 2026 Property Finder Market Pulse, roughly 66% of active property seekers surveyed planned to buy within six months.
